Boise

NORTH END

Located just 5 minutes from downtown, this is one of the oldest and most expensive areas in the Treasure Valley. Here you will find everything from rundown bungalows to 100 year old historic mansions. The North End runs north of State street between Fort & 28th. In the heart of the North End you will find Hyde Park (13th Street) which is home to restaurants, coffee shops and eclectic shops. 

NE/SE BOISE

Follow Warm Springs or Park Center Blvd. east and you will find yourself in NE or SE Boise. People use NE/SE interchangeably as they are very similar and only disconnected by the Boise River. This area is home to the fastest growing and selling community in the Treasure Valley, Harris Ranch. Here you are 10 minutes from the city and nestled between the foothills and Boise River. Though less expensive than the North End, its still one of the highest price per square foot areas in Boise. This area also has its own small downtown area known as Bown Crossing. 

BOISE BENCH

Located just south of downtown Boise, on a “bench” that overlooks the city,  this area is a mixed bag. You will find streets with old charming Cape Cods, mid-century modern ranches and traditional beauties, but you will also find rundown spots and areas being brought back to life. If you believe the Starbucks real estate theory, this place is set for a big comeback as the coffee chain just set up shop with a brand new building. 

SOUTH BOISE

10-15 minutes from downtown Boise, you will find South Boise which runs from the airport to the Boise/Meridian line. Formerly full of farms, now those farms are slowly turning into neighborhoods. You will see still see large parcels of land here with single level homes, but they will cost you more than you might think. The land here in the Boise metro area is very valuable. 

NW BOISE

As you leave the North End you will find yourself in NW Boise. This area is older as well with pockets of new homes mixed in. You are close to the foothills here and at most a 15 minute drive down State Street to downtown Boise. 

HIGHLANDS

Just above the North End sits the neighborhoods in the foothills. Part of this area is also know as the Highlands. You may also hear “Somerset” which is another neighborhood. The price tags are high here, there is a mix of old and new and many have views of the city, foothills or Crane Creek Country Club’s golf course. 

DOWNTOWN BOISE

The face of the downtown area continues to evolve as we see more and more condo buildings pop up. Of course here you can walk to just about any place - downtown eateries, breweries, the Greenbelt, parks, etc. If you are considering downtown living there are a variety of condo options - some in large buildings with public garages, other in older part of downtown, plus lofts and those in hotels. 

GARDEN CITY

Following the river from downtown Boise west, you will find Garden City. Many of its pockets sit along the Boise River and Greenbelt. Many believe this area will be the next best place in Boise as the other areas along the river run out of room. Chinden Blvd runs through Garden City and is home to many businesses and a new burst of breweries and wineries. 

WEST BOISE

Older and established, there is little new in West Boise. The people here love it because they are in the middle of Boise and Meridian which provides great access to whatever they need! The majority of this area was built in the 80’s and 90’s.

HIDDEN SPRINGS | CARTWRIGHT RANCH | DRY CREEK RANCH

Drive 15 minutes into the foothills from downtown Boise and you will find Hidden Springs. Most either LOVE it or HATE it. This is a master planned community that started in the early 2000’s. Hidden Springs has its own elementary school, fire house, preschool, small market and restaurant. Its quaint, pretty and charming, but I’ve heard the words Stepford and Whoville used to describe it. Bordering Hidden Springs, you will find the newer neighborhoods of Cartwright Ranch and Dry Creek Ranch.


 

Meridian

Meridian, Idaho, offers a harmonious blend of small-town charm and urban convenience, making it a sought-after locale for families and professionals alike. Its community-focused neighborhoods, excellent schools, and abundant recreational opportunities provide a vibrant backdrop for a high-quality life. As one of the fastest-growing cities in the state of Idaho, Meridian is a place where tradition and progress meet, creating a welcoming environment for those looking to put down roots.

NORTH MERIDIAN

This is Meridian’s most populated area for both residential and commercial. Eagle Road has just about every national chain you can think of as well as The Village at Meridian, an outdoor mall. The neighborhoods are a big mix in both price and age - anything from new construction to large lots with older homes to luxury golf community properties. You are starting to see more restaurants pop up versus just big box stores.

SOUTH MERIDIAN

Now developing! Many who live here tout the traffic is much better on the south side! The statement may be true now, but South Meridian has room to grow. Like South Boise you’ll still find farm land and undeveloped land. Prices are slightly less in South Meridian but the gap is filling quickly.


 

Eagle

The city of Eagle resides just 9 miles west of the heart of Downtown Boise providing great access to both Boise and Meridian. The Boise River spans the full length of Eagle. Along it you’ll find gorgeous views, nature preserves, and miles of walking and biking paths. Downtown Eagle is home to boutiques, amazing restaurants, farmers market, and parks. Enjoy fly fishing on the Boise River + golfing on one of the four courses in Eagle. Eagle is home to prime real estate along the Boise River within walking distance to shopping, dining and entertainment.


 

Star

Want country living while remaining close to everything the Boise Valley area has to offer? Star is often called the “New Eagle” where you can find more affordable high amenity homes with easy access to nearby Eagle and Meridian and growth at a faster rate than you’d expect. Enjoy the serene quiet country atmosphere with commutes to Boise, Nampa, Middleton and I-84 only 10-20 minutes away! Star is divided with half in Ada County and half in Canyon County.


 

Kuna

Kuna is the fastest growing city in the valley. The former farming town is quickly growing into a bustling suberb. During the first weekend in August, there is an annual celebration called Kuna Days, which includes festivities of live music, a carnival, a parade, a fireworks show and much more! Here you’ll find the beautiful Morley Nelson Snake River Birds of Prey National Conservation Area, which holds North America’s densest population of nesting raptors. In the summer, enjoy floating the Indian Creek or checking out the Kuna Caves (underground lava flow cave). Kuna is your least expensive option in Ada County.


 

Living in Canyon County, Idaho

NAMPA

Just outside Meridian and Kuna lies Nampa, the largest city in Canyon County. Nampa’s Lake Lowell is a hot spot for boating in the summer and is surrounded by the beauty of Deer Flat Natural Wild Life Refuge. Take a step back in time at the Warhawk Air Museum or watch a flick at the Terrace Drive-In Theater. Nampa operates independently from Boise and Meridian. Everything you need from shopping to restaurants to healthcare is there for you. It provides a range of housing options with all the commercial conveniences of North Meridian.

CALDWELL

Welcome to Wine Country! With the Snake River running through it, Caldwell is home to some of the best wine Idaho has to offer. Unlike the cities to the east, Caldwell enjoys a lot of open land and feels a lot more rural when compared to Boise, Meridian and Nampa.

MIDDLETON

Enjoy rolling countryside at the base of the foothills. Don't want your neighbors right on top of you? This is the place for space! You will find homes situated on waterfront lots with beautiful surrounding views and RV garages. It’s also an awesome place to take in some sky diving adventures!
